YMFZ has a well-developed real estate practice, regularly providing representation in commercial real estate transactions, including negotiation of agreements of sale and loan documents, title review, evaluation and opinions, and closing of transactions.
Because of our representation of municipal governments, developers and owners, we also have vast experience in all aspects of land development, subdivision, condemnation, easements and zoning issues and transactions with public and private utilities. The firm also has represented a title company in title litigation.
For many years, the firm has represented lessors and lessees with respect to oil and gas leases. More recently, we have expanded our oil and gas practice to include substantial litigation in connection with oil and gas title issues and a variety of commercial disputes between and among oil and gas developers and operators. In 2022, the firm won an important case before the Ohio Supreme Court (Fonzi v. Brown), involving Ohio’s Dormant Mineral Act which provides surface owners the ability, under certain circumstances, to seek the abandonment of oil and gas interests previously reserved by prior owners.
